The proposals

Our plans for Brislington Meadows

Our proposals are for 260 new high-quality homes, with the proposed property sizes ranging from one to four bedrooms. These homes will be a mix of apartments and dwelling houses. Designed with nature in mind, the development includes designated landscaped green spaces, and a series of interconnected biodiverse spaces, movement corridors and wildlife habitats which reinforce and celebrate the existing rich natural assets of the site. Over half the site (55%) will be designated green space, with a well-considered, long-term landscape management plan.

Building heights will range from two to four storeys across the site in careful accordance with natural topography, protecting southerly views across Victory Park, central Bristol and uninterrupted views along the meadow frontage. Our proposals include the provision of 30% affordable housing in accordance with our Outline Planning requirements, which will have a tenure mix of 75% Social Rent and 25% Shared Ownership, in compliance with Bristol City Council policy.

The scheme will form a highly sustainable place to live, work and visit, placing and emphasis on fabric first homes using renewable technology to heat and power them. The development is entirely gas-free, and each dwelling will be provided with electric vehicle charging points.

Our Reserved Matters application

The detailed design in our proposals must comply with the parameter plans and design code:

  • Access and Movement Parameter Plan
  • Heights Parameter Plan
  • Landscape Parameter Plan
  • Land Use Parameter Plan
  • Design Code

Applications to discharge several of the planning conditions set at Outline, relating to detailed highways plans, surface water management, Biodiversity Net Gain, and ecological impact and mitigation, will be submitted at the same time as the application for the Reserved Matters.

A natural, landscape-led development

We have employed expert ecologists, alongside using a large quantity of ecological survey data from the outline application, to design a community that retains and creates valuable and diverse habitats. We are committed to delivering a 10% Biodiversity Net Gain. We plan to plant over 200 new trees, create new wet meadows and other ecological interventions, and recognise the importance of retaining as many trees and hedgerow corridors as possible, which we have integrated into our proposals. We have protected 55% of land area to be designated green space, as required by the Outline Planning permission, and built into plans will be management and monitoring programmes for safeguarding habitats in the long term.

Delivering for Brislington

In all our developments, partnering and giving back positively to the communities we build in is a priority. With these new homes at Brislington Meadows, we will contribute over £22 million in social value input into the local area through creating opportunities for local businesses and securing local labour.

Keepmoat have a dedicated Social Value manager, who works with stakeholders and the community to promote initiatives for Brislington’s community to prosper from. Previous community initiatives we have delivered through our developments in Bristol include food bank donations and sponsorship for local football teams’ new kits.

We are eager to hear how we can positively impact Brislington and the wider area through this work; our Social Value manager will be at the consultation event on 14 July to speak with you further, and you will also be able to get in touch with her separately.

Local character for local people

The Design Code approved at Outline Planning stage proposed a series of ‘character areas’ based around the key landscape spaces, guided by the existing landscape features to create a genuine sense of place.

Our proposals develop the architectural character based on the coding of these key landscape spaces, introducing subtle changes in materials and detailing to each character area to ensure that the areas will be both in keeping with their surroundings and coherent with the wider neighbourhood.

The seven proposed areas celebrate the assets of each part of the neighbourhood, creating thoughtful community spaces whilst respecting the natural environment.

Our proposals draw inspiration from the existing architecture of the local area, taking cues from the materials and detailing but interpreting them in a distinct and contemporary style.

A place communities and families can thrive

For local people, Brislington Meadows offers more than just much-needed housing in Bristol. It’s a place to feel at home, with new green spaces and play areas, Broomhill’s local shops and amenities a short walk away, and a mix of one-to-four-bedroom houses for a diverse range of residents. Residents will enjoy a peaceful and safe environment to live, socialise and stay active, with connected networks of routes for walking and cycling throughout the development. With a focus on streets which are pleasant to walk around and connect open spaces, cycle links, and places to gather, the development encourages active travel and social wellbeing.

Brislington Meadows will provide hundreds of families with high-quality, contemporary homes, with schools for all ages within walking and cycling distance and plenty of parks and play areas.

Surrounding context

We are committed to creating an integrated, connected neighbourhood at Brislington Meadows, ensuring that future residents are able to access local services and the wider city. All new homes will be within an easy walking distance of Broomhill centre, schools, shops, bus stops and employment, as well as Victory Park and Eastwood Farm.

Thoughtful access and movement features including a new walking and cycling link beside Broomhill Junior School and investment into local bus infrastructure on Broomhill Road will not only encourage active travel options for residents but also contribute to the local economy through increased spending at local shops.

This development will provide much-needed housing for local people in a sustainable location, with links to the city centre in under half an hour by bike or public transport.
