Our Reserved Matters application follows the permission granted to an Outline Planning application to build new homes on Brislington Meadows in April 2023. The Outline Planning application

Outline Planning application for the development of up to 260 new homes, alongside pedestrian, cycle and vehicular access, parking, public open space and associated infrastructure, was granted at appeal in April 2023.

This application established the principle of development at Brislington Meadows, where parameter plans and design documents were also approved. These govern our Reserved Matters application for the detailed design of the scheme’s appearance, landscape, layout, and scale. These detailed designs are the aspects of the development that we would like to hear from you on.

The Outline Planning permission is subject to 40 planning conditions which govern a range of matters including ecological mitigation, a requirement to deliver 10% biodiversity net gain and protection for trees and hedgerows.

The Outline Planning permission is attached to a Section 106 Agreement, which is a legal agreement between a developer and local authority to ensure that developers make contributions to support local infrastructure and mitigate the impacts of development.

This agreement requires the site to deliver 30% affordable housing, together with financial contributions towards transport infrastructure and a local labour and training plan. Tree replacement contributions are also set out in the S106.
